GENERAL CONSTRUCTION SPECIFICATIONS AND
STANDARD FEATURES FOR MOST PLANS
SPECIAL FEATURES INCLUDE:
- Vaulted or high ceiling (per plan) in main living area
- Large country front porch with railing, per plan
- Kitchen pantry included in most plans
- Attic pull-down stairs
- Finished garage includes plaster finish on walls
EXCAVATION & CLEAR:
- Setback for house is 25 feet from front property line unless specified otherwise per recorded plat or site condition required setback adjustments
- Tree removal and lot clearing is done only as required for house, garage, patio, and driveway at builders discretion
- All trees are preserved whenever possible
- Builder is not responsible for survival of trees existing prior to construction or of trees remaining after completion of construction
- Determine if retaining wall will be needed and install before slab is constructed
FOOTING:
- Per plans
- Monolithic is the preferred foundation when site conditions permit
- Garage floors, front entry porch, rear patio, and screen enclosure slabs may be dropped, raised, or flush based on lot grades, site conditions, and or drainage requirements
FOUNDATION:
If stem wall is used:
- One course of 8x8x16 block
- One course of 8x8x16 header block
SLAB REINFORCEMENT AND VAPOR BARRIER:
- Nycon fiber in concrete
- Re-bar per plans
- 6 mil visqueen (vapor barrier)
SLAB CONCRETE:
- 4" thick - 3000 psi
- Areas under roof are finished smooth, open areas (entry porch, rear patios, and covered patios) receive coarse broom finish

PLUMBING:
- Fixtures - white
- Kitchen sink - stainless steel 33x22 (with chrome Price Pfister faucet w/ spray)

- Pre-wire - cable TV (one in great room and one in each bedroom) jacks & connections by others

FRAMING LUMBER:
- 2x4 pt. Pine bottom plate

- 2x6 top & bottom plate are used where 6" walls are required
- 2x4 studs 16" oc in exterior and load bearing walls
- 2x4 studs 16" oc in partition walls adjacent to the tubs receiving thick set tile
- 2x4 studs 24" oc in interior non load bearing walls
- 2x12 headers in exterior and load bearing walls
- 2x4 headers in non bearing walls
- Backing for cabinets, drapery rods, towel bars as needed
- Backing to support sheet rock on tub and showers as needed
- Provide 36x22 size attic access at garage ceiling with hardcote textured Kal Kor lid

- Cemplank (Hardie) board siding to be used around exterior of home. (Vertical seams to be at builders discretion)

- Flush hearth with tile facing and wood surround with mantle installed complete by trim carpenter
- Top of mantel if used, will be 54" above floor or per plans or kit directions

ROOFING:
- #30 felt
- Asphalt/fiberglass sealtab starter shingles and ridge cap (match color)

WINDOWS AND SLIDING GLASS DOORS:
- Single hung (type window) dual glass insulated
- Half screens
- Patio doors have tempered glass, (single glazed) aluminum frames
FIXED GLASS:
ENTRY DOORS
- 6 panel colonist insulated steel pre-hung unit double bored for keylock and deadbolt
- Front door includes the door, lock, and dead-bolt
- Dead bolt on all doors to outside shall be single cylinder with standard 1" throw latch
- Side or rear entry doors shall be flush insulated metal pre-hung units with no lights unless otherwise stated
INSULATION:
- Exterior walls - R-13 cellulose wall spray
- Cathedral ceiling - R-30 blown cellulose
- Flat ceiling - R-30 blown cellulose over heated/cooled living areas
- Foam sill seal under bottom 2 x 4 plates of exterior walls
DRYWALLS/HARDCOTE:
- Wallboard - ½" kalkor (or equal) covered with unical (or equal) plaster
- Wall finishes:
- All interior walls will have a "light texture" finish, kitchen and baths may have a smooth finish at customers' request
- Builder does not provide wall paper
OVERHEAD GARAGE DOOR:
- 16x7 metal overhead garage door with no lights
- Garage door opener w/ 2 remotes
ROUGH GRADING:
- Grade to approx. 8" below bottom of siding (this will vary if stem wall foundation is used or if oversized monolithic footing was installed)
- Positive drainage away from house and swales to provide drainage toward drainage easements, roadways, side or back property lines
- Cut out for driveway
- Grade only areas disturbed by construction
CERAMIC TILE/WINDOW SILLS:
- Marble window sills
- Tile set in baths over durarock
- Standard smooth face tile
- Install ceramic soap dish and towel bar in bath tubs and shower stalls, Paper holder
- Marble sill in shower threshold
FINISH FLOOR COVERING (CARPET & CERAMIC TILE)
Allowance varies according to unit price measurement as determined by builder
- Ceramic Tile: Foyer (up to 20 sq. ft.), kitchen, baths, laundry room, & breakfast room
- Carpet: Bedrooms, closets, hallway, great room, & dining room
CABINETS, VANITIES, AND TOPS:
- Thermofoil type doors are standard on all cabinets
- All tops are square edge tops and covered with plastic laminate
- Standard hidden door hinges
- Standard plastic laminate colors and finishes
- Special colors, textures or finishes will be an upgrade
INTERIOR DOORS:
- 6 panel colonist masonite door with FJ colonial casing, pre-hung on split jamb and drilled for single lockset. Standard three (3) hinge door unit
- Bi-pass closet door unit to have colonist doors with FJ colonial casing trimmed around outside of plastered opening
- Pocket doors are colonist doors trimmed with FJ colonial casing
- Door from garage to house is a 1 3/8" thick 6 panel metal door pre-hung in a rabbitted jamb with weather striping and threshold (with key-lock, but not a deadbolt)
- One bathroom door in house must be a min. of 29" clear width. Install standard 2868 door unit to meet code requirements
INTERIOR FINISH LUMBER:
- Colonial casing and base (finger joint)
- ¾" shoemold as required
- Pre-fabricated fireplace mantle, and surround, installed by trim carpenter per specs (optional)
DOOR HARDWARE (INT/EXT):
- Kwikset-copa bright brass or antique knobs on all inside doors
- Exterior entry doors to have round kwikset keylock knob on outside with deadbolt and brass kickplate
- Bright brass or antique spring or hinge pin door stops
FINISH TRIM CARPENTRY:
- (All trim is finger joint wood material to receive a painted finish)
- Door hardware
- Door stops
- Hang doors
- Install all interior wood trim
- Trim garage
- Trim fireplace (optional)
PAINT:
- Interior walls- flat latex paint one (1) color, (1) coat
- Interior wood trim, doors, and jambs to have "semi-gloss" (latex) enamel finish, color to be within 3 shades of wall color
- Exterior hardie-board siding and trim- primed with (2) two coats
- Metal garage door is always painted white unless noted
VINYL COATED SHELVING:
- All clothes closets to have one row of vinyl coated steel wire shelving, closet maid or equal
- Pantry and linen closets to receive four (4) shelves
SPECIAL MILL/METAL WORK:
- Install flat galvanized flashing over top of chimney chase (with optional fireplace)
SHOWER ENCLOSURE:
- Per plans
- Shower curtain rod is standard at all 5' tubs and single opening shower stalls. No rod at whirlpool tubs
- Glass shower enclosure in master bath (Chrome) with clear or obscure glass
MEDICINE CABINETS:
- Plastic box with mirror door
LIGHTING FIXTURES:
- Smoke detector furnished by electrician
- Bath fans furnished by electrician
- Dining/breakfast fixtures selected depending upon availability
- Carbon monoxide detector
- Allowance for lighting set per plan

- Standard edge mirror at each bath vanity installed with mirror clips

HOUSE CLEANING AT COMPLETION OF CONSTRUCTION:
- Clean windows, cabinets, woodwork, tubs, glass door tracks, shower enclosures, vinyl floors, bathrooms
- Remove all debris
- Vacuum carpet
OUTSIDE (CONCRETE WORK):
- Driveway 16' wide for double front entry garage doors
- Sidewalk 40" wide front door to driveway
- Min. 4" thick - 2500 psi concrete
- Patio -. concrete slab (4" thick) sized per plans
FINISH GRADE:
- Remove debris from site and grade areas disturbed by construction only for sod, mulch
CLEAN UP:
- Construction debris to be hauled away
LANDSCAPE:
- Per Plan. Refer to Landscape Allowance
